Updates to the Proposal

An open house was held at the Cookstown Library February 13, 2020 and a public meeting was held on February 19, 2020 at the Town Hall to discuss the proposed amendments.  

The proposed amendments are scheduled for consideration by Council on August 12, 2020

Official Plan Amendment and Zoning By-law Amendment applications have been submitted to permit up to 3 street townhouse units or semi-detached units with the existing 3 unit sewer allocation currently available for the subject lands through Council, together with a future development consisting of an additional 7 street townhouses fronting on Wellington Street and 18 condominium townhouses fronting on a private road, to be constructed when sewer allocation is available, subject to a future Environmental Assessment process for Cooktown servicing options. The applications propose to maintain the existing single-detached dwelling on the property, located at 24 Wellington Street.




Effect of Official Plan Amendment:

To redesignate the area shown in blue on the enclosed key map from “Residential Low Density 1” to “Residential Medium Density Special Section” to permit a total of 28 units comprised of townhouse units or a mix of townhouse and semi-detached dwellings once additional sewer allocation is available in Cookstown.


Effect of Zoning By-law Amendment:

To rezone the area shown in red on the enclosed key map (lands known municipally as 22A Wellington Street) from “Residential 1 (R1) Zone” to “Residential Townhouse Exception Hold (RT-X(H)) Zone” to permit 3 street townhouses or semi-detached dwellings based on existing sewer allocation.  A Hold (H) is proposed to be placed on these lands until wastewater servicing is allocated.

A Concept Plan of the proposed 28 unit development is enclosed with this notice.  Please note this is conceptual only.  A future public meeting would be required for discussing the details of the layout at the time future sewer allocation is available, at which time the balance of the subject lands would be rezoned and subdivided.
