We're working to expand the Town's Community Planning Permit System (CPPS). Following approval of the CPPS for Alcona and the Lake Simcoe shoreline in June 2025, we're now updating and extending this tool to cover the rest of the municipality. The goal is to better implement the vision, goals, and policies of our Official Plan and provide a consistent, efficient planning framework for all of Innisfil.

Streamlining the permitting process

A Community Planning Permit System makes development approval processes more streamlined and efficient. It's also a tool that will allow us to better address community needs. The CPPS will allow zoning adjustments, minor variances, and detailed site plan applications to be processed as one application and approval process, instead of two or three separate processes.

This system provides:

  • Greater certainty and transparency for the community, landowners, and developers
  • More timely approvals for applications that meet standards and guidelines
  • Outcomes that more closely align with the vision of our Official Plan
  • A tool to help get housing to the market more efficiently

Current status

We thank everyone who provided feedback on our town-wide CPPS. The final version of the by-law was revised and approved by Council on August 12, 2026 through Staff Report DSR-104-26.

The Town-wide CPP By-law amendment will not come into effect until the Town’s updated Official Plan, adopted on June 10, 2026, has been approved by the County of Simcoe and is in force.

Project milestones

The Town is currently working to implement the by-law in Priority Areas 2–5.

  • Priority Area 2: All other Urban Settlement Areas of the Town
  • Priority Area 3: Village and Hamlet Settlement Areas
  • Priority Area 4: Future settlement areas/expansion areas
  • Priority Area 5: Remaining Town

Review the draft CPPS precincts with our interactive map. This tool lets you:

  • View boundaries and details of the proposed precinct
  • Drop pins and share your feedback directly on the map
  • Toggle between the draft precincts, current zoning, and Official Plan land use layers for easy comparison

    Yes, where applicable, the application is circulated to the Lake Simcoe Region Conservation Authority (LSRCA) for review to ensure it meets LSRCA's regulations and guidelines.
